What needs to be communicated between real estate sellers and buyers?
April 15th, 2008 6:55 AM

Actually, quite a lot! Most home sellers or buyers are working with REALTORS like myself for communication between the parties about property condition, material facts and much, much more. Let’s say you were considering making an offer to purchase on a home you would want me as your real estate broker to help you discover easements. An example of an easement is a right of way for rails, water pipes, wires, gas lines, drains, walking and riding.

Consider encroachments, which are an intrusion of an improvement on land of another. I’ve seen when home sellers were unaware that neighbors had mis-aligned fences; you would be amazed at how much land can be encroached upon.

Home sellers should disclose to buyers private restrictions that run with the land or are contractual limitations on ownership. RefREALTOR communicating the seller statement of property condition to buyers. Home sellers or homebuyers call John DiPasquali 508 998 9975 for real estate representation.erred to as covenants, I’ll describe a few of the most common, minimum house living area, prohibition of out buildings, fence heights, and types of exterior construction and landscape materials or approval of home plans. Then there are conditions created by the deed grantor; for example certain activities are not permitted. Restrictions pass persons to persons subsequently taking title (ownership).

Private restrictions are known as C, C & Rs are a form of private zoning. Speaking of zoning parties in a real estate transaction would want to know the public zoning ordinances; they are a means of regulating and controlling land and its use even though the property is privately owned. Zoning ordinances are created by local government, examples include minimum set backs from streets, distances from property lines, lot sizes building heights and types of property use like type of business; some home based business can be reviewed by the zoning committee.

Please give me a call before trying to go it alone in a real estate transaction. Home sellers or homebuyers, I am a REALTOR. My primary focus is to help you communicate important property facts, to eliminate problems for you. My education is continuously updated to ensure you a high degree of competence and top this off with years of experience and you are getting yourself the best professional real estate representation.

Would you rather say to a homebuyer I don’t know? Or would you prefer to say here is my Seller’s Statement of Property Condition … I am certain homebuyers are looking for accurate information and I’d be delighted to help you both with communication and make sure everything goes smoothly in the transaction.

What does it mean to be an Accredited Business in real estate?
April 19th, 2008 6:59 AM

Awesome question! My Blog subscribers like you ask questions that are part of my core business, thank you! My real estate brokerage is an Accredited Business by the Better Business Bureau where we agreed to:

Tell the Whole Truth. Considering the competitiveness of real estate sales think about how important an agent telling the whole truth would be to sellers. One example I’d like to give you is of a home seller needing to be advised on the recent sales activity in their neighborhood and much like any statistical data, researching home prices can be slanted to gain favor with the home seller and in turn, gain an agent a over-priced listing. Incorrect pricing can cost home sellers a lot of money and here’s why:

  • Most buyer activity occurs in the first weeks of a newly listed home
  • On average homebuyers will look at twenty or more homes before deciding
  • Agents other than the listing agent, will not add into the mix an over-priced house

The home seller is making decisions with the expectation of selling their home at a higher than fair market price and low and behold, when there are no offers that agent asks for a price reduction. So what is the home seller to do?

The Whole Truth is very important to help home sellers understand how buyers perceive value in today’s real estate market. The home seller would be better served with accurate and complete information to set the price for their home. To help home sellers select a price I make part of my listing presentation an explanation of what determines market prices and I show sellers how buyer’s perception of value influences pricing.

I present home sellers my real estate marketing plan with strategies that protect their price; also providing the seller with the agent’s markdown rate, which is the sold price when compared to list price. Think about the thousands of dollars home sellers would save themselves by having this information. Besides money think of the problems the seller would have by not knowing the Whole Truth!

Keep Its Promises. Using the same example as above, (helping the seller select price) I stand by commitments made to the seller. Together, the home sellers, and myself look at market conditions and my explanation is based on honest research. When I commit my company to a listing representation, it is all about trust; we will deliver on our promises to the consumer.

Be Responsive. Think about how easy it is for me to have an unfair advantage over the competition by always answering the phone! How many of us have been frustrated by businesses that are not accessible? Calling me with a concern will always be resolved in a timely manner. Communication is critical to providing good customer service. Even if it is bad news, I’ll call you and help you resolve the problem; standing by you in a real estate transaction is the premise of representation and since we cannot prevent problems from occurring along the way to closing your sale, we must Be Responsive to you!

Start With Trust. Then you can make decisions about what is important to you without getting derailed along the way! Everything in real estate goes much easier when you Start With Trust. You can be much more confident in selecting the price for your home, when you Start With Trust. When the research is reliable so will be the outcome!

Given that a real estate transaction for many of us is the largest amount of financial responsibility we will take on with the stroke of a pen … ask your self, what if I Started With Trust when buying or selling real estate? Would you have less anxiety? Would Starting With Trust lead to your having more consumer confidence? Better Business Bureau Seal. Accredited Business, Etruria Properties, Inc. and John DiPasquali has agreed to Tell the Whole Truth, Keep Its Promises and Be Responsive. Call 508 998 9975 to talk about with me your real estate needs!

When you see the Better Business Bureau Seal, it means that the business has agreed to:

  • Tell the Whole Truth
  • Keep Its Promises
  • Be Responsive

Most buyers are shopping for homes on the Internet
April 8th, 2008 12:09 PM

Everything is ONLINE and shopping for homes on the Internet has enabled consumers to independently research listing history. You can see how many days a home has been on the market, price changes and compare house values. What a time saver. What an advantage.

Let’s consider the savvy home seller who looks carefully at the competition before putting the family home up for sale. By using the Internet the home seller can plan ahead to capture the best market position and in turn attract a wider pool of buyers. In addition to comparing asking prices of similar homes the seller can easily research home features, square footage, number of bedrooms, and bathrooms with other homes for sale in the neighborhood.

  • Studies show 9 out of 10 buyers are searching online for homes.
  • Home sellers should look for an Internet REALTOR who can help them maximize the power of online marketing.

May I suggest to home buyers and sellers alike, before choosing a real estate agent, ask this person about their website performance history … ask to see their website’s ‘stats’ Don’t waste your time working with someone using outdated website technology, it is your time and money, you should have the person representing your real estate interests be equipped with expertise that is more relevant to your goals.

Did you know my website LargestHomeSupply.com has all the listings from real estate offices throughout Southeastern Massachusetts? Home shoppers from all points of the globe visit my website to search for homes in Dartmouth MA, Westport MA, Marion MA, Mattapoisett MA, New Bedford MA, Fall River MA, Somerset MA and many, many more cities or towns in the counties of Bristol and Plymouth.

Let me know if you would like to see how many people find our website and where they’re from. Hundreds of monthly visitors from as far away as California, Pennsylvania and New Jersey! They’re shopping for homes in your neighborhood ONLINE

We leverage changes in the real estate market to help you buy or sell property. Providing you with personal attention is my specialty and I’d be delighted to talk with you about your real estate interests. Any time you have a question, call or email me.

I am someone you can talk with about online real estate marketing.
