Many consumers are price conscious and comparison shoppers.  Most recognize a better value and no one ever regrets investing in quality.  Selling a home is a big decision that has a certain level of uncertainty, mostly a financial uncertainty. 

To get the most money from selling your home, select your agent by understanding their workload and how much service they will provide you.  Many sellers think, “find qualified Buyers” as one of the most important services provided by real estate agents.  Before you select your agent consider how much time they put into an average transaction.

Here is a break down of the sales process into benchmark events and a time value:

1. Prepare for the Listing Presentation (4 hours)
2. The Listing Presentation (2 hours plus travel time)
3. Design Customized Marketing Plan (16 hours)
4. Implementation of the Marketing Plan and initial feedback (32 hours)
5. Buyer screening and interviews (2 hours per buyer)
6. Showing Appointments (2 hours per showing plus travel time)
7. Getting and presenting Offers (4 hours per offer plus travel time)
8. Negotiations (1 hour with each round of negotiation)
9. Agreement and into formal Contract (4 hours can be more with revisions)
10. Satisfaction of Contract Contingencies (8 hours)
11. Appraisal, Structural Home, Smoke, C/O Inspections (8 hours plus travel time)
12. Mortgage Approval Process (16 hours)
13. Closing/Settlement Date established (2 hours more if parties difficult to reach)
14. Final Walk-Through Inspection (2 hours plus travel time)
15. At last the Closing/Settlement (3 hours plus travel time)

Remember to give your agent credit for being involved in each phase and in some capacity as a consultant, facilitator, monitor, or problem solver.  Odds are that an agent will end up in excess of 100 hours! 

“All agents are the same” unlikely!  Not all agents can provide you with full service.  I have found that sellers want the highest quality, the best service, with the lowest investment.  However, over the years, I have never been able to find a company who can give all three.  At the lowest investment sellers make, results in lower quality and less service.  Ask yourself, do you want lower quality?  Do you want less service?
