They've decided to buy a home

While waiting in line at the gas pump, a past customer came up to my car and after telling me about the kids liking their new school, she asked me to call her sister Muriel.  I was told, "They've decided to buy a home!" 

Before she went back to her car, Patty said, "John my sister's got to buy a house NOW, just look at these gas prices if she waits any longer all of her house money will go to these oil companies!" 

While on the phone Muriel explained their decision to buy a home was more financial than emotional.  She wants to buy a home at today's prices and mentioned a few years back house prices rose to a point where she was priced out of the market. 

Muriel said she would email me her wish list of features she wants in the home.  Later in the day, I was looking over her list that also described neighborhoods and schools.  She wrote about already having found a home buying loan program that met her needs.  I set up our computer system to monitor REALTOR listings of homes, and to search out all non MLS properties for sale that match Muriel's wish list located in Dartmouth MA, Westport MA, Fairhaven MA, Acushnet MA, Rochester MA, Freetown MA, Assonet MA, Berkley MA, Mattapoisett MA, and our Network will alert her when new houses come on the market. 

Muriel along with her family met with me last Tuesday evening, where I showed them listing information not available to the general public.  I explained my negotiating process begins long before she ever enters into a purchase contract, and how I can save her money throughout each phase of buying a home.  Her reaction was with a great big smile, she said, "John, I seen what you did for my sister Patty and you know what I noticed, you really do what you say you're going to do." (Made my day)

I Showed Muriel some of the paperwork that is required to buy a home.  I said, I would help guide her through the avalanche of paperwork.  Her expression went from smiling to a straight face and she said, "Oh my God, you're kidding me, all of this?"  I replied, when representing you to buy your new home, Muriel there's more, a lot more that I will do for you than just showing you houses!  We both laughed.  I told Muriel, seriously, I will commit my time and energy to finding you the right home.

I gave Muriel our Home Buyer Checklist that will help her to identify some of the important factors to consider when choosing a home.  I explained, it will help her evaluate the neighborhoods and assess the availability and condition of various features in a side-by-side comparison.  Muriel looked over the checklist and read this sentence out loud, "Take this checklist along when you go out with me shopping for your house."  She commented, "That's Awesome!"

Tired of Renting

Here are some comments emailed to me about renting, where Sue wrote, "I'm really tired of renting.  The guy in the apartment next to me takes my parking spot. I understand. It seems that everything has gone up - look at the price of gas!

DIY or Hire a Pro? Just like home improvement projects, buying or selling real estate you may be better off hiring a pro!  Call John DiPasquali, REALTOR 508 998 9975Are you a Do-It-Yourselfer? Many of us take pride in the ability to handle a household task by ourselves. After all, that’s one of the perks of home ownership! But not all home improvement projects are created equal and, eventually, there may come the time where you will need to hire a professional to do the work. Here are some questions to ask yourself when hiring a professional:

Do you know how to do the work? This may seem like a silly question, but many people think they can do something just by reading a book on the subject. Be realistic with your skills and knowledge and consider the end results. If you lay concrete for a new sidewalk, will it look as professional as you would like? Do you know enough about the chemical composition of concrete to end up with a sidewalk that will last?

Would you make the situation better or worse? If you get into a project and find out you’re not as savvy as you thought you were, not only will you pay a professional to fix the initial problem, but you may have to pay him/her more to fix your mess. Plus, you don’t want to risk bringing harm to yourself or anyone around you. Both electrical and plumbing projects are ones you should typically leave for the professionals.

Do you have the time? Your spare time is valuable. While you may be able to handle painting the house or installing new carpet, it may also be more valuable to hire someone else to do it and you can spend your evenings and weekends relaxing instead of working on the house.
