Back in May 2004, I wrote a newsletter about Public Insurance Adjusters as I had helped a past real estate client through a devastating fire that was a complete loss. I Don’t Sell Houses, I Sell Memories

See, I understand there is a set of memories that come with the homes that I help people sell. When I listen to a seller talk about their home the conversation is of memories they have about the family and friends who brought warmth to their home.

During the listing of a home sale, buyers also comment about memories they have of a home similar to the one I am showing them. I always enjoy listening to a memory shared, like the timShe pointed out the flowers they were called Lady’s Slipper and while talking of memories she had from her childhood, expressed this was a sign she was home, and her husband told me this was the home for them! She pointed out the flowers they were called Lady’s Slipper and while talking of memories she had from her childhood, expressed this was a sign she was home, and her husband told me this was the home for them!

I remember another buyer as we walked into a home he had touched the railing to the staircase and spoke of memories he had of a home with a staircase much the same as my listed home. As we toured the home I noticed he kept looking over at the staircase and was off in his mind remembering those special moments in time that we all cherish. Even at the closing he commented about wanting to place their Christmas tree by the staircase.

I really don’t sell houses … I sell memories! Mostly the houses bring back these special moments that we’ve kept with us. You notice light reflecting in such a way that you can’t help but think of yester year, feeling warmth that is home. For most of us these memories are important about homes. That is what I help people find.

These magical moments are similar to watching a child at play where time slips away and there is this purity about them. Watching my customers gaze has to be the single greatest satisfaction I have in my job. I know when you have found your dream home.

For me personally, I believe when my customers sense the home is perfect for them, they have had a special moment to feel that they’re home. Matching the memories my sellers will share with me with the buyer’s description of their dream home, is more about feelings than it is about a computer filtered search. Before you list your home Compare Cost!

The old Turkish proverb says, "No matter how long you have been going down the wrong road, when you figure it out, turn around."

While I was reviewing a real estate area market survey of all brokerages, I noticed a disturbing trend with Expired Listings; these are homes that went unsold for 90 days or longer. Noticing not only was the quantity of expired listings on the rise but I could see the sold prices when compared to list prices were declining at an alarming amount.

Should you, or someone you know be thinking of selling a home, stop and look at the performance history of the agent and brokerage firm you’re considering doing business with.

Before you commit yourself to a listing contract, first however consider this: Not all real estate listing agents are the same, nor will they all perform full and professional service for you. When you look at the amount of expired listings in the area of Dartmouth MA, Westport MA, Marion MA, Mattapoisett MA, Greater Fall River MA or Greater New Bedford MA, ask yourself, would it help you to have a broker who is equipped to sell homes in today’s market?

May I suggest before scheduling a listing presentation with an agent, ask for their sold price to list price history; found in the Multiple Listing Service (MLS), here’s the information to ask for:

  • What you should know is the average percentage markdown of their listings
  • To find the average percentage markdown subtract the average sold price from average list price, divide the result by the average list price and multiply the result by 100
  • Then by adding the average percentage markdown to the sales listing fee percentage (commission) they charge you will have a total cost percentage
  • Also ask for the MLS listing history printed out for you to see how long their listings sat on the market, (Total Days On Market) then look for price reductions from the original listed price

Think about this, every day, week, month your home should sit on the market can eat away at your price. After a period of time your home listing becomes stale and the end result is not what is best for you and your family.
