You only need to look to us when selling, buying or exchanging investment real estate.
Etruria Properties Inc, represents a FHA/HUD Direct Lender where the mortgage is insured by FHA, however this is conventional financing and as a result, subsidy requirements, affordable housing percentages, low/middle income requirements for tentants, etc. do not apply.
The FHA/HUD new construction -substantial rehabilitation program is designed for apartments and health care facilities.
The federal mortgage insurance allows us to give very favorable terms. The two-stage loan processing results in an interest only non-recourse construction loan that converts to a 40 year, fixed rate, no ballon, non-recourse mortgage.
The program allows for a 10% Builder's Sponsor's Profit R isk Allowance, a developer fee is based on all project costs, except land. This program also allows for a credit to equity at closing, because the land (with existing building for a sub-rehab) cost is based on appraised value for intended use of the land, not the existing debt or acquisition price. All costs are financible!
Start to finish, the new construction or substantial rehabilitation project can close within 150 days. There is added security for the borrower because HUD is supposed to rely on the market study for their conclusions at the pre-application.
