Real Estate Why Is The Assessed Amount Higher Than Sold Prices?

Consumers have been noticing the assessed amount in some areas of our community is higher than the sold prices of similar homes to the one they’re looking to buy or sell. This has been the result of a rising real estate market, which had lead to higher assessments. Now that the real estate market has declined those assessments have remained at previous levels. To help real estate consumers understand home assement and sold prices, I work from a Comparative Market Analysis. The best way to determine what people are willing to pay for the kind of home you have, in this area, at this time, is through comparable homes that have recently sold. I use a Comparative Market Analysis to help consumers understand pricing. In many instances we find the comparable homes recently sold for less than the assessment.

With a number of communities experiencing rising costs for the services they’re providing taxpayers, I believe assessments will remain higher than the sold prices of homes in our area for a period longer than most consumers would want. Should house values continue to decline the difference between sold prices and assessment will increase.

Understandably lower home values affect sellers negatively and in many ways. Although buyers are paying less for their homes they are noticing the higher assessments. I’m finding of the real estate consumers working with me, most are aware of this issue. I believe consumers are concerned because property taxes impact their household budgets.

Real Estate You’re the Expert What Do You Think My House is Worth?

What I think your house is worth has absolutely no merit what so ever, all that counts is, what are people willing to pay for this kind of home, in this area, at this time. The best way to determine what people are willing to pay for this kind of home, in this neighborhood, at this time, is through comparable homes that have recently sold.

One of the ways you will benefit from having me represent you to sell your home is, I can help you determine the best price to ask. Surprising, as it may seem, people sometimes set the price lower than fair market value. Usually, however the price is set too high and the house does not sell. It takes a lot of work on my part but I can help you select a price that is neither too high nor too low.

To help you determine the best price to ask, I work from a Comparative Market Analysis, that contains three important parts:

  1. Are similar homes recently sold. These tell us what people are willing to pay for this kind of home in this area at this time
  2. Are similar homes for sale now. We will be competing with these. Buyers will compare your home with these
  3. Are Expireds or price reductions. These are similar homes that went unsold for 90 days or more. These illustrate the problem of overpricing. As a matter of fact, exprireds or price reductions, tell us what people won’t pay for this kind of home in this area at this time

The pricing of your home is far too important to guess at, call me and we will take a close look at the house. We wouldn’t want to under price or over price the house. There are four basic problems when a home is overpriced:

  1. Hard to get salespeople excited
  2. Hard to get buyers to look
  3. Hard to get people to make an offer
  4. Hard to get financing

Real estate sales people want to show homes to their buyers that they think the buyer will buy! If on average, the agent is going to show ten to twenty homes to the buyer, before the buyer makes a decision, then the agent doesn’t want to add an overpriced house to the mix.

If a buyer has been in the market for a while and is getting closer to making a decision, they know what houses are selling for. Buyers won’t invest their time in seeing an overpriced house.

People are not going to tie up their deposit money on a hopeless cause. When the house is overpriced people will not make an offer because they don’t want their deposit money held in escrow, then they have to spend money on the home inspection and appraisal, only to be told by the lender the house is overpriced.

Lenders know what amount of money houses have sold for in the neighborhood. Lenders only loan a percentage of recent sold prices to the borrower because if the borrower defaults and the lender has to foreclose to take possession of the house to resell it, the lender is not going to get more than a percentage of the MOST RECENT SOLD PRICES.

Real Estate Shouldn’t Homes Be Prepared for Sale?

Sounds like you’ve seen homes that were well, let’s just say not in the best shape for public viewing. I understand, I really do! There are a number of home shoppers like you who are frustrated from looking at homes that lack the kind of preparation necessary to compete in today’s real estate market. You are not alone with seeing homes where the sellers could use the leadership of a real estate professional and their assistance in preparing the home for sale!

One of the ways sellers benefit from my representation is I can help them prepare their homes for sale. Through my experience I know the reasons home shoppers like you do not buy as well as the reasons they do. For example, I take Mr. & Mrs. Buyer out to see a house as we pull up to the house he turns to me and says, “I don’t want to see this one, let’s go look at something else.” And, all that is wrong is the grass hasn’t been cut, the shrubs haven’t been trimmed and there’s weeds in the garden. Sellers, we never get a second chance to make a good first impression, do we?

Yes, I understand your frustration, I really, really do! With seeing as many homes that I do that are not prepared for sale, I’ve developed a fix for this problem for my listings. Here’s what I do to help sellers and in turn the buyers who will come to see their homes:

I want the seller’s home to compete successfully in the real estate market, so when helping sellers prepare their home for sale, I work from a checklist that contains 21 Major Items. I want their home to be sharp! I want the home to make the best first impression on the buyers. Anything less than this, is merely listing a home for sale and that’s not what I do working as a real estate broker. There’s more, a lot more that I will do to prepare a home for sale than sticking a sign on the lawn, an ad in the newspaper and waiting for buyers to call. Here’s why:

You see I want home shoppers to have a good experience when viewing the homes I’ve listed on behalf of my sellers and I want to save the home sellers from experiencing unproductive showings. For example, I’ve worked with sellers where they’ve wanted the home to be sharp and I mean looking really sharp! When I’ve shown homes that are especially sharp it is such a productive use of everyone’s time.

I want you to keep the faith, stay motivated in your home search and develop the home-shopping attitude!

The Home shopping attitude is to not let anything interfere with your goal, to find:

  2. In the Area You Choose

Real Estate What Do You Look at When Showing A House?

Great question, I start looking at the property before scheduling a showing for buyers, or before making a listing presentation to home sellers. There’s more, a lot more that I do in real estate that goes beyond sticking a sign on the lawn, an ad in the newspaper and waiting for buyers to call. Here’s why:

I need to check public records, and see what can be learned about the home’s value compared with the owner’s indebtedness and initiate an inquiry of title ownership. I have to learn what I can about the home’s systems, utility and structure. I prefer to do all of this and more, a lot more before seeing the home … here’s what else I do:

I also want to learn what I can about taxes, zoning, betterments, covenants, subdivision rules, easements, rights of way, shared driveways, area school districts and bus routes. I would inquire about:

  • Water and sewer rates
  • Condition of sewage system
  • Septic system, accommodates number of bedrooms, Title V pass/fail
  • Well testing for suitability and supply
  • Presence of lead based paint, radon, asbestos, UFFI, mold
  • Underground fuel storage tanks
  • Health or building code violations
  • Trash collection (fees?)
  • Lot lines
  • Liens, attachments
  • Title insurance
  • Proximity of hospitals and other health care services
  • Emergency services, Police, Fire, and Rescue

I learn about Insurance for homes in the area. Can insurance be obtained? Or is the property insured under the State Fair Plan up to $750,000 or Lloyd’s of London? Is the property in a flood zone? If so, can the property owners get a Flood Insurance Policy?

When I pull up to a home I’m looking over the neighborhood to see how well the other homes and roadway are being maintained. I am also concerned with street traffic, or any obvious public nuisance or any neighboring objections with regard to:

  • Noise, barking dogs, airplane, highway and road traffic
  • Gun clubs
  • Sex offender(s)
  • Half way house
  • Correctional or Institutional Facility

From the street I’ll look at the home starting with the chimney, I want to see how much it is leaning if at all; a number of chimneys do lean somewhat and for most part, I’m told this is normal. I also look at the roof for any signs of wear such as dried up, curled shingles, and I’ll look for missing roof shingles or flashing.

As I approach the home I’m looking for signs of obvious problems with water drainage, wood rot, cracks in the foundation, damage to the walkways, driveway and porches.

As I enter the home I will ring the doorbell to see if it works. When I operate the entry door I’m looking to see if there are any problems with water entering the home and rooted threshold. Speaking of water entering the home, I will look for signs of this on the ceilings in closets; it seems people forget to paint closet ceilings so this is a good place for us to see any signs of roof leaks past and present.

Something else that I am concerned with and I want to learn is am I looking at a Stigmatized Property where a homicide, suicide or felony has been committed?

By no means am I a home inspector so I always advise real estate consumers to hire a home inspector of their choice. Nor am I an attorney, accountant or appraiser. It is beyond my scope as a real estate broker to verify public records, again I advise consumers to seek a professional who can help them in this area.

Before selling or purchasing real estate consumers should seek the advice and assistance of a professional of their choice who has expertise in legal, tax or other real estate matters, which may be of importance.
