Real Estate The Price Is Right

What is the right price for your real estate? How do you know if the price is too high or too low? Who determines the right price anyway? Wouldn’t the real estate broker know how much you should ask?

Every time I’m asked how much do I think a property is worth, I always think about the problems of over pricing real estate. When the price is too high it is hard to get sales people excited, good buyers to look or make an offer and hard to get financing. Besides I’m not the person buying the real estate, so what I think it is worth has no merit. What matters is what buyers are willing to pay for this type of property, in this area, at this time.

Price is a key part of how I market real estate because the buyer looks at price first more often than anything else. The right price should bring the buyer to your door. What you do once the buyer is at your door, well that is another my blog for another day.

Price can influence the length of time your property is listed for sale. Managing the days on the market involves some critical planning and preparation. My superior marketing system is designed with pricing, planning and preparing in mind. You should select the right price if you want to effect the days on market to close in less time than the average time of recent sales. Also combine the right price with market planning and do not overlook the preparation of your property to show well.

Your market Exposure is limited to maybe a print ad in the local newspaper, a dot com website for by owner sellers and possibly finding someone who will provide you with a MLS entry only. Real Estate Preparing for Sale Representation

In some areas of the real estate market we see properties listed for many months. The benefits of real estate representation in preparing a property for sale should be considered carefully before a sign goes on the lawn or setting the asking price.

Preparing a property for sale is a process that involves some major areas of a seller’s attention. You are faced with some stiff competition that wants to get a buyer to the closing. If you are to succeed in the sale you will need to prepare or the closing will be fleeting.

Marketing property with a focus of preparation is nothing new. In a rising market with limited supply sellers could set the asking price and the preparation was mostly done. However, some preparation is needed for stable and declining markets.

Sum up preparation … make a good first impression on the buyer and you’ve done the job when they find the property exciting!
