Real Estate How Should I Approach Selling a Home

The best way for you to approach selling a home is to understand some important marketing principles. Ask yourself how will you prepare the home for sale? Preparing a home for sale goes way beyond setting a price. However let’s discus price first.

How you price your home will affect the interest real estate agents and buyers have in your home. Pricing your home right is not to be guessed at. There are penalties of pricing too high that will cost you in the long run. The best way to approach pricing is to have a history of recent sales. You must consider the sold prices of similar homes to yours, in this area, at this time. There is other information you will need for your pricing analysis. Preparing your home goes way beyond setting the right price and here’s why:

Through my experience I know the reasons people do not buy as well as the reasons they do. For example, most buyers are concerned about getting ample closet space yet many people keep so many cloths in the closet it tends to make the closet look small and unsatisfactory, turning away an otherwise interested buyer. I could go on to give you numerous examples of what I’ve seen first hand where buyers have rejected homes.

There’s more, a lot more to selling a home than sticking a sign on the lawn, an ad in the paper and waiting for buyers to call. So here’s what I do to help sellers…

…When I help sellers prepare homes for sale I work from a checklist that contains 21 Major Items. Together, the seller and myself will go over this checklist very carefully, step-by-step, and that is one way I help them get more money, a quicker sale, with fewer problems.

Let me ask you about how you will market your home? Will you market direct to buyers? Or will you have professional representation? Statistically real estate firms get more for homes than direct sellers and some real estate people consistently get more for homes than other real estate people. Think about whenever you or I, or anyone buys something direct, we expect to save money. The direct buyer is hoping to save the same commission you hope to save or more! May I suggest you talk with me before putting your house up for sale because when you do you have two important decisions to make

  1. What person or firm will you have represent you to sell your home
  2. With that person discuss and select the best price to ask

Did you know to sell a house once we need to sell it twice? First, we sell it to the other real agents and second, they have to sell it to their buyers. Now this raises other questions, how will you sell your home to all of the real estate agents? If you do try, why would they or for what reason would they show your home to their buyers? Will you try to sell it to local agents only? Or will you reach out to national and international firms like I do? You see you want EXPOSURE and I mean maximum exposure to get your home in all the places qualified buyers are looking. When representing you to sell your home you’ll see first hand how thoroughly I expose your listing in the real estate marketplace.

If you choose to sell directly what will you do when buyers inquire about your home? Unless you truly believe the system you have in place can sell your home, there will always be a high level of apprehensiveness on your part about dealing direct, let me explain. There are 4 Kinds of People who look at homes:

  1. Serious qualified in a hurry
  2. Not in hurry but serious
  3. Bargain hunters
  4. Casual lookers

Now when you look where homes are marketed, that is in newspapers, Internet, home shopping guides, etc., how many of these homes are with real estate firms verses direct sellers? Think for a moment about the 4 Kinds of People who look at homes,

  • People who are serious qualified in a hurry, are going to contact real estate firms, that is where the most inventory is for them to make their selection
  • People who are not in a hurry but serious, they maybe first time home buyers moving along cautiously or this could be their second or third time buying a home but they want the advice, security and convenience of working with a real estate professional
  • What is left for the direct seller? Yes you’re right, bargain hunters and casual lookers

How you should approach selling a home is with understanding of all that is involved in marketing it. When you go it alone it costs you more in the long run than the fee I charge. Ask my why?

Real Estate Facts for Consumers Home Inspectors

What should we know about choosing a Home Inspector? As of May 2001 home inspectors are required to be licensed in the Commonwealth of Massachusetts. A home inspector’s license should be verified prior to hiring. You can verify the home inspector’s license with the Board of Registration of Home Inspectors. I suggest you contact the Board by phone at (617) 727-9931.

When you interview home inspectors ask them the following:

  1. Will they provide you with a copy of their license
  2. Will you be given a detailed written inspection results report
  3. Will they be accessible in the future to answer your questions about report content

During the home inspection I suggest:

  1. You be present to observe the inspector, ask questions so you will better understand the condition of the home
  2. Ask the home inspector how systems work and how you should maintain them

Did you know home inspectors must provide a written report based on the standards of compliance with Massachusetts General Laws Chapter 146?

The premise of your home inspection goals is to be well informed of the condition of the home.

You want the home inspector to help you know:

  • If there are visible, apparent problems
  • If repairs need to be made
  • Whether or not there are any risks of concealed damage
  • Whether further investigation is recommended and/or required

Call the Better Business Bureau to learn if there have been any complaints about the home inspector you are considering. You can phone the BBB at (508) 652-4800

I also suggest Calling the Massachusetts Office of Consumer Affairs and Business Regulation to learn if there have been any complaints about the home inspector you are considering doing business with. You can reach this government agency at (617) 973-8700

The Division of Professional Licensure can be reached by calling (617) 727-7406 this agency investigates complaints from dissatisfied consumers.

Real Estate Types of Agency Representation

In Massachusetts it is mandatory for the relationship between a real estate licensee and the consumer to be disclosed. Consumers are to know what the relationship is with the real estate agent or real estate broker. Consumers are to be given a more detailed description of the different types of relationships available to themReal Estate Agents must provide to consumers the Massachusetts Mandatory Licensee - Consumer Relationship Disclosure.

All real estate licensees must present the Massachusetts Mandatory Licensee – Consumer Relationship Disclosure form to you at the first personal meeting with you to discuss a specific property. The licensee can represent you as the seller (seller’s Agent) or represent you as the buyer (Buyer’s Agent) and also can assist you as a facilitator.

Whether you are a buyer or seller you can choose to have the advice, assistance and representation of your own agent who works for you. Do not assume that a real estate agent works solely for you unless you have an agreement for that relationship. With your consent, licensees from the same firm may represent a buyer and seller in the same transaction. These agents are referred to as dual agents.

Also a buyer and seller may be represented by agents in the same real estate firm as designated agents. The “designated seller or buyer agent” is your sole representative. However where both the seller and buyer provide written consent to have a designated agent represent them then the agent making such designation becomes a “dual agent” for the buyer and seller. All real estate agents must, by law, present properties honestly and accurately. They must also disclose known material defects in the real estate.

The duties of a real estate agent do not relieve the consumer of the responsibility to protect their own interests. If you need advice for legal, tax, insurance or land survey matters it is your responsibility to consult a professional in those areas. Real Estate agents do not have a duty to perform home, lead paint or insect inspections nor do they perform septic system, wetlands or environmental evaluations.

Real Estate I Just Can’t Decide

I understand. Making decisions about matters that do not happen frequently and have consequences such as those decisions involved with real estate are difficult. May I suggest you list your objections? Then as a way to relieve your indecision get enough information to deal with all objections before making real estate decisions.

Ask yourself besides the particular objection you are dealing with are there any other reasons you maybe hesitating? This question is very important because you want to isolate the objection you are having some difficulty with.

With the objection isolated you can begin seeking information that will help assure you when making your decision. What you don’t need is pressure from anyone. WMy professional advice to help with your real estate decisions.
