Real Estate Help Them Find Mortgage Money

“My loan officer told me she couldn’t get me the loan! We’ve spent money on the home inspection and appraisal … I got the movers coming …”

I’ve seen clients with good incomes and great credit who have had problems closing on their dream homes. No loan officer wants to give bad news to his or her borrower, but it does happen and here’s what I do…

Real Estate Negotiate Price or Emotion?

Would you agree real estate negotiation is more about emotions than money? Have you ever-encountered people who will say take it or leave it? What do you do when at some point during negotiating the real estate transaction you’re told take or leave it? You may need something more to make the transaction work and this person doesn’t want to hear about it … remember, they told you to take it or leave it.

Imagine all of the other possibilities for this person not to negotiate with you. Wouldn’t you be inclined to move on to the next transaction? More than likely considering you was not making any headway with this party. Think about the amount of effort on your part it took to get to this point in the transaction. Do you really want to start over?

I believe it is best to help the person I’m speaking with get a sense of the amount of effort on their part it took in coming to the point of negotiating an offer to purchase. When I negotiate on behalf of my clients, I ask the other party questions. Often the answers to my questions come from someone who is representing another party. My conversation with the representative, will involve how much work they put into helping their client get to where we are.

I think of real estate negotiation from the perspective of the other party. I know price is what brings people together initially and the features of property leads to an enjoyment. How will the person benefit from the transaction? Questions are to learn if they found all of the benefits in the transaction. Do you agree?

Real Estate Help Them Decide

When you involve the right real estate person with your plans there is this exchange of information that will help you make many important decisions. Your goals and objectives no matter how specific they may be, involves a process that leads to the outcome and benefit that you want as a consumer. Getting to this desired result with the fewest problems possible is really about having a good plan to implement.

You would begin the planning process with imagining what you want from the real estate transaction and work backwards to identify what would be necessary to produce the result. I ask my clients many questions to learn about what they want and when they want it. I help them to see the result of what they’re trying to accomplish and then work backwards while I answer their questions about how they will get to what it is they want.

This planning process involves helping people make decisions about activities they will become involved in. Some tasks they may not want to do however essential those tasks maybe, the real estate professional would need to help the client make this type of decision to prevent problems.

To reach your goal quickly and with the fewest problems possible have a written plan. Involve the right real estate person in the planning process and write down the plan. Look for a real estate professional who is flexible because plans change. Be sure the real estate person is specific about what they will be doing for you. The plan needs to be realistic and fit into your timeframe.

Not all real estate transactions go smoothly and no real estate professional can promise you will not have to deal with problems along the way to getting what you want. Having established a relationship with the right real estate person will help you in making even the most difficult decisions. You would have developed trust in the relationship because of the work involved with good planning.

Real Estate Qualify What Seller Has and Buyer Wants

Do you have a qualified buyer? Real estate agents tell me they’ve got a qualified buyer. Do they really have a qualified buyer or is what they have a buyer who was qualified with a mortgage loan officer. The mortgage loan needs of a buyer are one part of qualifying. There’s no such thing as a qualified buyer for any house until we know what the buyer wants and what the seller has.

Imagine what happens when the buyer’s wants are not matched with what the seller has. Wouldn’t the result be frustration on both parties from unproductive showings?  I do not consider a buyer qualified until we know what the seller has and the buyer wants.

Learning about what the seller has in the property helps us to determine what features match with the buyer’s wants. This part of the qualification process is important to market real estate efficiently.

I have found qualifying is a continuous process because what the buyer wants can often change and for good reasons. There are numerous influences that may affect the buyer’s wants. With my superior marketing system we can make certain what the seller has matches with what the buyer wants.
