New Bedford MA Real Estate, 4 Bedroom Home

When driving up to this New Bedford MA home the first thing I noticed was the hip-roof cover looked new. I learned the roof was replaced April of this year with architectural asphalt shingles Pewter Gray in color. The roof has a 30-year life expectancy and a transferable warranty.

I walked around to the rear of this New Bedford MA, Colonial home New Bedford MA Real Estate, Call REALTOR John DiPasquali 508 998 9975where I noticed the garage was built of masonry block and had a matching hip-roof style to that of the home. I opened the garage door then turned on the light switch and to my surprise had seen the interior was freshly painted. I thought this is a good size detached one car garage and it would be nice dry storage perfect for the car / motorcycle enthusiast.

When I opened the rear door to the home I walked into an enclosed porch, which would make for a useful mudroom. I entered into the eat-in kitchen area noticing a full bath to my right. Windows on two walls of the kitchen made the room bright. There is also a pantry to the right that has a double hung window, which after closer inspection I noticed the home’s windows are thermal pane having tilt in sashes and I thought that this is a nice feature making it easy to clean them.

Looking from the kitchen to the front of this New Bedford MA home my eye was drawn to the living room where I found a walk in bay window. Adjacent to the living room looking through a cased opening there is a dining room where I found a door leading me out to the front porch that is enclosed. Each room on the first level had been freshly painted with a neutral color and the hardwood floors are natural in color and recently refinished.

As I walked up the stairs to the see the second level of this Colonial home, there I noticed a stained glass window. The stair treads and landings are also hardwood. On the second level there is the four bedrooms all freshly painted. In each bedroom there are double hung windows on two separate walls making the rooms bright. All of the four bedrooms have hardwood floors and have also been refinished. I looked in the closets noticing they too are freshly painted and have hardwood flooring. All the door hardware is antique, which this detail had caught my eye!

I went back downstairs for a second look then down into the basement where I had seen the electric service is 200 Amp updated April of this year. The basement is freshly painted, dry and has full ceiling height. There are hook-ups for a washing machine and electric dryer. The boiler is oil fired with tank less hot water. The basement has a walkout to the back yard.

The outside of this New Bedford MA home has maintenance free vinyl siding, having aluminum gutters and downspouts. There is off street parking for four cars on the asphalt-paved driveway. While standing by the driveway I had seen the electrical service was underground with the meter on the outside of the home and located there on the driveway side.

The neighborhood has underground utilities, sidewalks with period street lamps that remind me of a time gone by. I walked around the nearby streets looking over other homes in this New Bedford MA north end neighborhood. All of the homes are well cared for and are traditional style New England homes. I stopped to talk with a few neighbors, after chatting for twenty minutes they accepted my invitation and went to see this home for sale. One of the neighbors new the original owners whom I was told the family had built this home in the early 1900’s and family’s descendants presently own it. I found of the people I had met in the neighborhood some had lived there all of their lives. Nice people!

I walked two blocks to the south there I found a large, very large park with baseball, and basketball fields, and plenty of green open space. The park has stonewalls throughout, mature trees and this is a very clean well cared for place that residents of New Bedford, Massachusetts can enjoy.

I walked back to the house and after getting into my car I called some people I believed this home would be perfect for. One couple in particular is very interested in the home I waited for them, as they wanted to see the home right away! I love my job because I get to make dreams happen for people.

What does it mean to be an Accredited Business in real estate?

Awesome question! My Blog subscribers like you ask questions that are part of my core business, thank you! My real estate brokerage is an Accredited Business by the Better Business Bureau where we agreed to:

Tell the Whole Truth. Considering the competitiveness of real estate sales think about how important an agent telling the whole truth would be to sellers. One example I’d like to give you is of a home seller needing to be advised on the recent sales activity in their neighborhood and much like any statistical data, researching home prices can be slanted to gain favor with the home seller and in turn, gain an agent a over-priced listing. Incorrect pricing can cost home sellers a lot of money and here’s why:

  • Most buyer activity occurs in the first weeks of a newly listed home
  • On average homebuyers will look at twenty or more homes before deciding
  • Agents other than the listing agent, will not add into the mix an over-priced house

The home seller is making decisions with the expectation of selling their home at a higher than fair market price and low and behold, when there are no offers that agent asks for a price reduction. So what is the home seller to do?

The Whole Truth is very important to help home sellers understand how buyers perceive value in today’s real estate market. The home seller would be better served with accurate and complete information to set the price for their home. To help home sellers select a price I make part of my listing presentation an explanation of what determines market prices and I show sellers how buyer’s perception of value influences pricing.

I present home sellers my real estate marketing plan with strategies that protect their price; also providing the seller with the agent’s markdown rate, which is the sold price when compared to list price. Think about the thousands of dollars home sellers would save themselves by having this information. Besides money think of the problems the seller would have by not knowing the Whole Truth!

Keep Its Promises. Using the same example as above, (helping the seller select price) I stand by commitments made to the seller. Together, the home sellers, and myself look at market conditions and my explanation is based on honest research. When I commit my company to a listing representation, it is all about trust; we will deliver on our promises to the consumer.

Be Responsive. Think about how easy it is for me to have an unfair advantage over the competition by always answering the phone! How many of us have been frustrated by businesses that are not accessible? Calling me with a concern will always be resolved in a timely manner. Communication is critical to providing good customer service. Even if it is bad news, I’ll call you and help you resolve the problem; standing by you in a real estate transaction is the premise of representation and since we cannot prevent problems from occurring along the way to closing your sale, we must Be Responsive to you!

Start With Trust. Then you can make decisions about what is important to you without getting derailed along the way! Everything in real estate goes much easier when you Start With Trust. You can be much more confident in selecting the price for your home, when you Start With Trust. When the research is reliable so will be the outcome!

Given that a real estate transaction for many of us is the largest amount of financial responsibility we will take on with the stroke of a pen … ask your self, what if I Started With Trust when buying or selling real estate?
