It is a good thing, a very, very good thing if you are reading this and have not yet listed your home for sale. Because there is nothing worse than seeing other homes selling while yours spends endless days sitting on the market. Always choose your real estate agent based on their marketing ability. Never, ever choose an agent based on a relationship you have with the person, the price they tell you your house should sell for, their offer to list your house for less commission or for any other reason than their marketing ability! If you choose an agent who cannot market yo ur home to find a qualified buyer to secure a sales contract within 60 days, then be prepared for when this person asks you for price reductions and listing extensions.

The reasons why homes do not sell have nothing to do with the condition of the house, real estate market, or economy. Rather the marketing approach that was used failed to deliver a qualified buyer, period.

The conventional marketing approach to selling homes is limited because that is not how buyers will most likely find your home. Take a look at the conventional effort:
Yard signs, classified ads, real estate books, Multi-Listing Service MLS, just listed post cards, listing office agent tours, occasional open house, talking house, and the latest is websites!
Can you see how finding your home like this, is like finding a needle in a haystack?
How will buyers find your home amongst all of the other houses for sale in this area?
If a few buyers do find your home, how will your home compete against all of the other houses for sale?
When marketing a home for sale, there is more to it than placing a sign out front, listing it with the MLS, placing an ad in the paper and waiting for someone to call.
The best way to market your home is with an understanding of what's in it for the other person.
What can a seller do to make sure their house does not go unsold? My suggestion is:
- Find out if the plan being presented to you for marketing your home describes numerous ways to increase the level of motivation for people to buy your home.
- Does the plan being presented also influence other REALTORS to sell your house to their buyers?
Before listing or re-listing your home, first consider that forty percent of all listed homes do not sell during their original listing period. What happens is the marketing approach fails because the message did not convey how the other person will benefit from the sale.
Whether they are a buyer, or a person making their living selling real estate, it's human nature to take action when there is something in it for them!
